Buying Your First New-Construction Townhouse: A Checklist
A brand-new townhouse is the rare purchase with no previous owners to wonder about. New construction brings its own list of questions, though. This checklist is for first-time buyers considering a place like 522 Valley Rd #3.
New construction changes what you verify, not whether you verify. Nothing has been lived in, which is a relief. But the details that matter are now about systems, timing, and paperwork rather than wear and tear.
The paperwork checklist
- Confirm the builder's warranty scope in writing: what is covered, for how long, and for which systems.
- Ask about HOA or common-charge obligations, if any, and get the budget or governing documents.
- Have your own attorney review the contract before you sign, not after.
- Confirm the property taxes that will actually apply at closing, since new construction is often taxed on the previous unimproved assessment at first.
The walk-through checklist
- Test every faucet, flush, and shower: new plumbing is great, but it still needs a running check.
- Open and close every window and door, including the garage door and the terrace sliders.
- Run the heating and cooling once, in person, before you take keys.
- Look at the floors and counters under direct light. New materials show scratches and veining best at noon.
The lifestyle checklist
- Walk the commute once in real traffic, not just on a map.
- Revisit the property at a different time of day to check light, noise, and parking on the street.
- Picture three years of life in it: the garage for two cars, the third floor for bedrooms, the rooftop for weekends.
A good agent makes this list shorter. Johnny has walked dozens of first-time buyers through new construction in Passaic and Bergen counties. Book a call and bring your questions.
