Neighborhoods
Seven neighborhoods, one town
Clifton is really a collection of neighborhoods, each with its own history, housing stock, and daily rhythm. This page profiles the seven you will hear about most: Allwood, Athenia, Botany Village, Lakeview, Richfield, Rosemawr, and Albion. Every fact here is verifiable, and nothing is invented.
Allwood
Commute centralThe northeastern section around Allwood Road and Route 3, and one of Clifton's two main business districts. This is the corner of town built around getting to the city: the Allwood Park and Ride anchors express bus service, and the Route 3 corridor puts the tunnel road right outside the door.
The story
Allwood is the section built around the Allwood Road and Route 3 crossroads, and the commuter highway shaped it into Clifton's gateway to the city. The old Allwood cinema has been serving discount movies for decades, and a mural under the Route 3 overpass is a local landmark of its own.
Landmarks and places
- Allwood Park and Ride, the express bus hub
- Empire Allwood Cinemas, a six-screen discount theater since 1950
- Upper Montclair Country Club, a private club off the Route 3 corridor
- The mural under the Route 3 overpass
Parks and green space
Main Memorial Park at 1395 Main Ave is the big green anchor for the section, with ballfields, courts, and playgrounds.
Dining nearby
Tick Tock Diner at 281 Allwood Rd, the neon Route 3 landmark since 1948, is the neighborhood classic.
The commute
Express routes 191, 192, 195, and 199 stop at the Allwood Park and Ride, with typical peak rides to Port Authority of 30 to 40 minutes.
Athenia
Walkable heartA central, walkable section of older Colonial Revival and Cape Cod homes, with the shops of Van Houten Avenue running through it. If Clifton has a main-street feel, this is where it lives: sidewalks, porches, and storefronts in the same frame.
The story
The area was first called Cloverack, then Centreville, and was renamed Athenia around 1880 after a new post office. The old name still appears in places like Athenia Avenue, a quiet reminder of the crossroads this section has always been.
Landmarks and places
- Van Houten Avenue, the neighborhood shopping strip
- Anzaldi Park, a pocket park in the section
- The Athenia crossroads namesakes dotting the area
Parks and green space
Anzaldi Park gives the walkable core a small green spot, and Main Memorial Park is a short trip up Main Avenue.
Dining nearby
Van Houten Avenue carries the local eats: Mario's Restaurant and Pizzeria at 710 Van Houten, The Happy Belly Cafe at 616, The Love of Grub at 606, and Dingo's Den at 615 for a properly low-key bar.
The commute
Athenia sits between Main Avenue and Route 3, so the 191, 192, and 195 bus lines are a short walk or drive away, and car trips to the tunnel take about 12 miles of Route 3.
Botany Village
Deepest historyOne of Clifton's oldest communities, in the northeast near the Passaic line. Botany Village grew around the Botany Worsted Mills, and the mill heritage still shapes the streetscape of brick rowhouses, storefronts, and rail-era details.
The story
In the early 1900s the Botany Worsted Mills made this a silk and wool milling hub that employed thousands. The mill district is part of the National Register-listed Dundee Canal Industrial Historic District, and the neighborhood today is home to the Clifton Historic Botany District, a community effort to protect and revitalize that heritage.
Landmarks and places
- Sullivan Square, the neighborhood gathering point at Lake and Parker Avenues
- The Clifton Historic Botany District and its mill-era buildings
- The Dundee Canal Industrial Historic District nearby
Parks and green space
Morris Canal Park and Nature Reserve at 1115 Broad St offers a quiet wooded walk, and Weasel Brook Park is a short trip west.
Dining nearby
Qahwah House at 441 Crooks Ave brings coffee ceremony to the neighborhood, Cafe Bubamara at 263 Parker Ave is the cozy cafe corner, and ANT Bookstore and Cafe at 345 Clifton Ave pairs reads with coffee.
The commute
Botany sits close to the Main Avenue bus corridor, with Lines 191, 192, and 195 connecting to Port Authority in the usual 30 to 40 minute range.
Lakeview
Park lifeA scenic section centered on Weasel Brook Park and Lakeview Avenue, with a mix of single-family homes and apartments. The brook, the little lake, and the Olmsted-era park design make this the greenest pocket of Clifton.
The story
The section takes its name from the lake at its heart. Weasel Brook Park, laid out in the Olmsted Brothers landscape tradition, has been the neighborhood's living room for generations.
Landmarks and places
- Weasel Brook Park, with its brook, lake, and curving paths
- Lakeview Avenue, the shaded spine of the section
- Route 21 access at the edge of the neighborhood
Parks and green space
Weasel Brook Park at 794 Park Dr is the anchor: basketball courts, a fitness circuit, a spray park, ballfields, picnic areas, and a gazebo, all around a real brook.
Dining nearby
Lakeview is about five minutes from both the Van Houten strip and the Main Avenue restaurants, so tables are never far.
The commute
Route 21 runs along the section's edge for quick car access, and Main Avenue express buses (191, 192, 195) are close by for the city run.
Richfield
Classic Cape Cod countryA largely residential section of Cape Cods and split-levels, with Bloomfield Avenue's restaurant row and Passaic County's Oak Ridge Park close at hand. This is the quiet, established Clifton that most people picture first.
The story
Richfield is a long-established section of classic mid-century homes, from Capes to split-levels, on streets that have had generations to fill in and shade over.
Landmarks and places
- Oak Ridge Park, the Passaic County green space on the section's edge
- Bloomfield Avenue, Clifton's long restaurant corridor
- Classic postwar streetscapes of Capes and split-levels
Parks and green space
Oak Ridge Park brings Passaic County ballfields and open space right to the neighborhood boundary.
Dining nearby
Bloomfield Avenue carries the local favorites: Matthew's at 1131 Bloomfield, Taste of Tuscany at 1051 in the Styertowne center, and Jamie's Cigar Bar and Restaurant at 915 for slower evenings.
The commute
Richfield is close to Route 3, with Main Avenue express bus lines minutes away for the city run.
Rosemawr
Quiet and residentialA largely residential section near the Passaic border, with tree-lined streets, a mix of older single-family homes, and a neighborhood park at its core. Rosemawr is the kind of place that never shows up in the guidebooks but fills up every morning with commuters and school runs.
The story
Rosemawr is a long-established residential section that grew alongside Allwood: a settled grid of older family homes, close enough to the Allwood hub that its shops, dining, and transit all circle the section.
Landmarks and places
- Latteri Park, the neighborhood playground and green space
- The residential grid between the main corridors
- Walkable proximity to the Allwood shopping area
Parks and green space
Latteri Park keeps the section's social life out in the open air, with playgrounds and room to throw a ball.
Dining nearby
Rosemawr is minutes from Allwood Road and Passaic's nearby strips, so the dining options cluster just outside the section.
The commute
The Allwood Park and Ride is minutes away, putting the 191, 192, 195, and 199 express lines within an easy reach.
Albion
Mountain sideThe northwest corner of Clifton, tucked against Garret Mountain Reservation. It is the quietest corner of town in the best way: the mountain, and the cliffs that gave Clifton its name, rise right at the neighborhood's edge.
The story
Garret Mountain's steep face, a wall of First Watchung Mountain, is the landmark the city is named for: Clifton, from the old English for a settlement by a cliff. Albion has always been the neighborhood living under that cliff.
Landmarks and places
- Garret Mountain Reservation, 568 acres at the neighborhood's edge
- Lambert Castle and its grounds on the mountain
- The National Natural Landmark designation of the mountain area
Parks and green space
Garret Mountain Reservation rises to more than 500 feet with driving and walking loops, picnic spots, Lambert Castle, Barbour Pond, and one of the region's best birdwatching sites: an Audubon Important Bird Area.
Dining nearby
Albion is a short drive from Valleyside and Main Avenue tables, and the mountain's picnic grounds serve the rest.
The commute
Route 21 runs along the neighborhood for car access, and Main Avenue express buses are a quick hop for the city commute.
